What is the selling process?
We would visit the property and give you a free valuation of the property
We will establish a listing price with the seller
We will do a listing agreement normally for 6 months
Other documentation would need to be done such as: Lead Base Paint Addendum, Residential Property Disclosure, Mineral Rights Disclosure,
We would list the property on Multiple Listing Service, also on other sites such as Zillow, Trulia, Realtor and 70 other sites
Showings would be done with anticipation of offers to buy contract
What happens once I receive and Offer?
We will negotiate a price and terms that is acceptable with buyer and seller
During the Due Diligence period the buyer is responsible in most cases for these services: Home inspection, obtaining financing, appraisal, survey, zoning and pest inspection
Once this is completed you will do the closing which transfers the property to the buyer
Remember that FHA & VA loans the selling property must appraise for the contract amount or more
FHA & Va loans may require some repairs to be done at sellers expense and seller must pay for WDIR
Property being financed are taking between 6 and 8 weeks to complete and some may take longer.
What expenses am I responsible for?
Real Estate Commissions
Property taxes until the property is transferred
Real Estate excise tax ($2.00 per thousand of sales price)
Deed Preparation by an attorney of your choice
seller paid closing cost (if applicable)
If during due diligence period you have agreed to any repairs found in the home inspection
